HVAC Restoration in Austin: The HVAC Side of Mold Remediation

HVAC restoration is our name for the HVAC side of a mold remediation project: cleaning or replacing the parts of the system where mold is growing, following the independent assessor’s protocol, and fixing the conditions that let it grow. Most homeowners search for it as “mold in AC unit,” “mold in air ducts” or “HVAC mold remediation.”

Here in Central Texas, air handlers usually sit in hot attics or closets, ducts run through spaces that hit well over 120 degrees in summer, and systems run nearly nonstop from May to October. That means a lot of cold metal, a lot of condensation and a lot of humid air. When a drain backs up, a duct sweats or an oversized unit can’t pull humidity down, mold can take hold inside the system and ride the airflow into every room.

A mold project has several players, and each has a clear role:

• The independent licensed mold assessor evaluates the home, writes the remediation protocol and performs clearance.
• The licensed mold remediation contractor (MRC) leads the remediation project, runs containment and the work in the house, and issues the Certificate of Mold Damage Remediation (CMDR) when the project passes.
• Gold Eagle Services is the HVAC contractor on site. We carry out the HVAC scope the protocol assigns (coil, air handler, drain pan, plenums and ducts) and correct the moisture problem on the HVAC side.

Most HVAC companies aren’t set up for mold work, and most mold remediation contractors don’t repair or replace air conditioning equipment. HVAC mold work sits across both trades. Opening, repairing, modifying or replacing air conditioning equipment and ductwork is licensed air conditioning work, and mold remediation is regulated separately by the Texas Department of Licensing and Regulation (TDLR). That dual licensing means we can legally perform the HVAC-side treatment and cleaning work the protocol assigns to us, and we understand how that work fits into containment, the remediation contractor’s work plan and clearance. Texas mold rules and good practice point to the same order of work. Here’s how a typical project runs and where we fit in:

1. Independent assessment. A licensed mold assessor who is independent of the remediation companies evaluates the home. We coordinate with independent, licensed mold assessors and can refer you to one if you don’t have one.
2. Protocol. The assessor writes the remediation protocol: what’s affected, what must be cleaned or removed, who does which part and how the work will be checked.
3. The licensed mold remediation contractor leads the remediation. The MRC sets up containment and handles the remediation work in the home. If you don’t have one, we can refer you to independent contractors.
4. Gold Eagle performs the HVAC scope. Working within the MRC’s containment and schedule, we clean or replace the coil, clean the air handler cabinet and blower, replace or re-level the drain pan, clean or replace plenums and ducts, and fix the moisture source (drains, duct sweating, sizing and humidity) as the protocol assigns.
5. Independent clearance. The independent assessor performs the post-remediation assessment.
6. The MRC issues the CMDR. When a regulated project passes, the mold remediation contractor issues the Certificate of Mold Damage Remediation. We provide documentation of the HVAC work for the project records.

We price the HVAC scope from the protocol and what we find on site. The remediation contractor and assessor price their own work. The biggest factors in our part are:

• How much of the system is affected: coil and air handler only, or ducts and plenums too
• Whether ducts can be cleaned or need to be replaced (flex duct and duct board often need replacement)
• Access: attic air handlers, tight closets and long duct runs take more time
• What it takes to fix the moisture cause: a drain repair, duct sealing, a dehumidifier or equipment changes
• Scheduling around the remediation contractor’s containment and work plan
