Mold After Water Damage & Insurance Claims in Austin

Mold can start growing within a day or two when materials stay wet, and a Central Texas summer supplies all the warmth it wants. So the first job after any water loss is stopping the water and drying the house fast. Drywall, insulation, carpet pad and duct insulation that stay wet are the likeliest to grow mold and the likeliest to need replacing.

In Austin-area homes, some of the most common water losses start at the HVAC system itself: the drain pan under an attic air handler overflows, a float switch fails, or a clogged drain line sends water into the ceiling below.

1. Stop the source if you can: shut off the water, or turn the AC off at the thermostat if the air handler is overflowing
2. Photograph and video the damage before anything is moved or torn out
3. Call your insurance company promptly to report the loss and ask how they want you to proceed
4. Start drying: a water damage restoration company brings in dehumidifiers and air movers
5. Keep damaged materials, or photos of them, until your adjuster says otherwise
6. If water reached the air handler or ducts, have the HVAC system checked before running it for long stretches

Every policy is different, and your insurance company makes coverage decisions, not contractors. In general:

• Many homeowner policies treat sudden, accidental water damage differently from slow leaks, maintenance problems or high humidity
• Some policies limit or exclude mold coverage, or cap it at a set amount
• How quickly you reported and dealt with the loss can matter
• Documentation (photos, reports, invoices and the assessor’s protocol) helps the adjuster see the scope

Talk with your adjuster early about what your policy covers, what documentation they need and whether they want an independent mold assessment before work starts.
