Shady Hollow at a Glance

Shady Hollow began in 1972 on 600 acres in southwest Travis County, near the Hays County line and about ten miles from downtown Austin. Its mature trees still earn the name. Slaughter Creek runs past the neighborhood park on Doe Run, and Bailey Middle School sits inside the community. The oldest sections are now more than fifty years old, and a house’s age tells us where to look first, so below we sort Shady Hollow homes by era, then lay out a year-round checklist. Everything on it is work Gold Eagle Services does here: duct sealing, balancing two systems, heat upgrades and tune-ups.

How Old Is Your Shady Hollow House, and What Does That Mean for Its HVAC?

When it was builtWhat you usually findThe HVAC issue to watch
1970s, the first sectionsHouses on generous lots under oaksOriginal ductwork that leaks or lacks insulation; older electric heat strips
Later sections, into the 1980sLarger floor plans, some on two systemsSystems that need balancing; equipment on its second or third replacement
Remodeled and expanded homesAdditions, enclosed patios, updated kitchensRooms added without resizing the ductwork

Not sure which row fits? Look in the attic, on a cool morning and stepping only on the joists. Grey or silver flex duct with a brittle outer jacket, or an old ductboard plenum patched with layers of tape, usually means original ductwork is still in service. An air handler whose data plate is two or three decades old is another clue.

Where We Start on a Shady Hollow Home

On the oldest houses, sealing and insulating the ducts is often the best money spent. On larger homes with two systems, balancing them so they stop fighting each other makes the bigger difference. An airflow reading at each register shows whether the two are truly sharing the load or one is carrying the other. When a system breaks, our AC repair service comes out to find the cause and lay out your options.

Electric heat strips, the coils that warm the air inside many older air handlers, get expensive in a cold snap. Our heating repair and replacement team can walk you through a heat pump upgrade, furnace replacement or a dual fuel system. If an addition never feels right, a ductless mini-split can take over that room; we install ductless mini-splits as a Mitsubishi Electric Diamond Contractor, for one room or several. To see what a replacement might look like first, build your system online.

A Shady Hollow Upkeep Calendar

  • April: after the oaks drop their tassels, clean the outdoor coil and change the filter.
  • May: schedule a cooling tune-up and test both systems if you have two.
  • August: check the condensate line; shaded, humid lots are hard on drains.
  • October: book a heating check, and on older air handlers ask us to look over the heat strip wiring.
  • Winter: tighten filtration in cedar season and check the air quality index before opening windows.
  • Before any exterior change: check the homeowners association’s guidelines first.

Our indoor air quality services and Home Maintenance Plan cover most of this list.

Shady Hollow Easter Eggs: A 1984 Deal and a Fire Station

Shady Hollow’s homeowners organized in 1978. The park, community center and tennis courts they use today came out of a 1984 agreement with the original developer.

One more: for many years the Manchaca Volunteer Fire Department protected Shady Hollow, until the Austin Fire Department took over the neighborhood’s station in 2016.
