Development of Circle C Ranch began in 1982, the first homes went up in 1986, and today the community holds more than 5,600 homes in southwest Austin. It grew up in the middle of a long fight over building above the Edwards Aquifer recharge zone, and the City of Austin annexed it on December 18, 1997. Today it is a neighborhood of trails, pools and green space near Slaughter Creek, the Veloway and the Lady Bird Johnson Wildflower Center. Most homes are slab-on-grade with the air handler and ducts in the attic, built in waves from the late 1980s through the 2000s. Here is what each season asks of them.

Two-story Circle C homes often run several degrees warmer upstairs by late afternoon. Attic ducts with worn insulation or loose connections, and returns that are too small, are the usual reasons. Zoning or a second system can help. Humidity matters too: a system that runs in short bursts never dries the air, so a house can feel cool and damp at the same time. Many original systems here have already been replaced once, and some of those are nearing the end too. A fall visit tests the heat pump or furnace before the first cold front. The Veloway in Circle C Ranch Metropolitan Park is a 3.1-mile, one-way loop for bikes and inline skates only. When it opened in the early 1990s it was the first facility of its kind in the United States.

Next door, the Lady Bird Johnson Wildflower Center is the official state botanical garden and arboretum of Texas. Lady Bird Johnson and actress Helen Hayes founded it in 1982, and it moved to its current southwest Austin campus in 1995.
